ALTA/ACSM Land Title Survey

Certificate of Survey

Definition: Is a land survey that must comply to Public Act 132 of the State of Michigan. Among many requirements surveyor must certify and comply to this Act. Please visit "Michigan Public Act 132".

Certificate of Survey is conducted in Harrison Township to install property corners, establish disputable property lines and map, man-made features in relation to property lines.

Parcel: Piece of land that is continuous and mathematically closed figure, described by metes and bounds (angles and distances), aliquot or by an exception method with a reference to governmental section corners, containing certain amount of acreages (square feet).

Lot(Parcel) Split/Combination

Definitions:

Parcel: Piece of land that is continuous and mathematically closed figure, described by metes and bounds (angles and distances), aliquot or by an exception method with a reference to governmental section corners, containing certain amount of acreages (square feet).

Lot: A single piece of land that is described and fixed within recorded Subdivision Plat.

Unit: A single piece of land that is described and fixed within recorded Condominium Plat.
Lot Split/Combination: is splitting(dividing)/combining two or more lots within recorded Subdivision or Site Condominium in accordance to City/Township zoning ordinance and/or regulations. It is applied in most cases for Site/Land Development. Parcel Combination pg 1

Boundary Survey

Definition: It is a process of establishment/locating of land property corners and/or property lines, supported with a map.

Property owners do hire a land surveyor to rely on his/her expertise in order to perform a Boundary Survey. In some instances property lines are disputable and land surveyor carries a huge burden of liability when engaging into this process up front. Many times surveyors are subpoenaed to testify/defend their work at the court. Considering that, the experts/professionals of AB-SB Land Survey, P.C. are capable to visualize project's need and approach adequately. We are not just surveying property in question, we go far beyond it, ensuring gathering of sufficient field evidence that will enable us to produce correct resolutions. This type of survey is our artistic portion of services we offer. At the end of the field work, we do install/find property corners with 1/2" X 18" iron bars. If requested by property owner we can stake the property lines as well. This is usually done for larger piece of land where many obstacles are along the property lines, fence installment and other purposes. Above work is "crowned"/supported with a signed and sealed map by professional surveyor, containing all relevant surveyed/measured evidence.


Boundary Survey of 219 Acres performed in Sanilac County-Forester Township, Michigan, containing the gorgeous "Lake Huron Campground" , cottages on Lake Huron and vacant land for future development owned by "First Development Company".

Site Plan/Plot Plan

Definition: It is a map containing the existing land features, natural and man-made, along with the proposed improvements to be built. Site Plans are subject to approval by Municipalities.

Architectural Survey

These surveys are exclusively used by the architects who are incorporating field measurements taken by land surveyors with their proposed structures design. This is usually done when home owners are intending to built next to, or adjacent to existing structures. Accurate measurements taken by AB-SB Land Survey, P.C., have been proven as one of the most dependable based on our client's satisfaction.

Architectural Survey
Architectural Survey incorporated with the Topographical Survey in Lake Orion Township, Oakland County, Michigan, providing heights of the existing house and garage as well the adjacent homes, which appeared to be very beneficiary base for architectural design. Highest measurements consideration was given to establishment of the scenic lake view on Tommy's Lake, as one of the major reason for home owners who are buying properties on the water.

Topographic Survey/Projects in State Plain Coordinates

Definition: Is a land survey that depicts salient land features, natural and man-made in 3 dimensional format. Beside location, all features have an elevation as a major component of each topographic map. These maps are foundations for future land development that subsequently are used by Civil Engineers, Architects and professionals for designing and other purposes.

Topographical Survey of over 35 acres, by AB-SB Land Survey, P.C., as a lead project surveying-engineering firm of the up coming "Radio Towers Project", of "Birach Broadcasting Corporation", in Milford Township, Oakland County, Michigan. In cooperation with "Munn-Resse Inc., a broadcasting engineering consultants, AB-SB Land Survey, P.C., has been playing a major role furnishing valuable data in: Michigan State Plain and Local Coordinates , as well converting provided Geographical Coordinates in WGS 84.

Court Exhibits

Definition: They are used to support the physical facts/evidence pertaining to the property, usually presented by the plaintiff (but not all the time), who in some way do believe that their property rights are damaged, which in some instances will lead into decrease of the property value. Nevertheless, they are occasions where Defendant need to present such evidence to defend them self.

A boundary survey along with an exhibit was prepared for commercial property in City of Dearborn, Wayne County, Michigan, where two structures were built into owner's property without his permission. This survey was used to present the physical evidence pertaining to said property. The role of the Professional Land Surveyor is very important in these cases where damages of the value of real estate could be substantial.
